Roof Work Under an Array
Las Sendas homeowners often need solar panel repair at the same moment they need roof work. When tile underlayment wears out or a leak shows up under the array, the panels have to come off before the roofer can touch anything. We remove the system, store it, and put it back after the roof is done, then test every panel before we leave.
How removal and reinstall works
- Photograph and map the array so each panel returns to its spot
- Shut the system down safely and disconnect at the inverter and the roof
- Remove modules, microinverters or optimizers, and racking
- Seal or flag the old attachment points so the roofer knows where they are
- After the roof is finished, reinstall the mounts with new flashing, then the racking and panels
- Test the system and confirm the monitoring shows every panel
On concrete tile roofs we take extra care with the tiles around each mount, because cracked tiles are a common source of leaks under arrays.
Building envelope lots
Many subdivisions with "at Las Sendas" in their names fall under Mesa's Desert Uplands Development Standards for Building Envelope Lots, adopted with Ordinance 4233 in July 2004. On those lots, improvements stay within a fenced building envelope at least 10 feet from property lines, and areas outside the envelope are meant to stay undisturbed during and after construction. That affects where we can stage ladders, store panels and park. We plan the job around the envelope instead of assuming the whole lot is open.
Heat and full-sun exposure
Homes with open desert views tend to get full sun, which is good for production and hard on electronics. If your inverter is on an exterior wall that gets afternoon sun, a shade cover or relocation can extend its life. We look at that whenever we service a string inverter here.
The neighborhood
Las Sendas is built around a desert-style par-72 golf course designed by Robert Trent Jones Jr. Golf course edges and desert washes bring birds and small animals close to houses, so we check for nesting or chewed wiring under the array during any visit.
HOA review
Arizona law limits how far an association can restrict solar, but associations can still review placement. If panels are going back where they were, the HOA usually just needs to know the roof is being replaced. If the layout changes, ask the architectural committee before reinstall. Call (602) 833-7492 with your roofer's schedule and we will coordinate.
Las Sendas Specifics
- Building envelope rules. Many 'at Las Sendas' subdivisions are listed under Mesa's Desert Uplands Building Envelope Lot standards (Ordinance 4233, July 12, 2004).
- Undisturbed desert. On those lots, improvements stay inside a fenced envelope at least 10 feet from property lines, and areas outside remain undisturbed.
- Disturbance cap. The envelope lot standards allow no more than 50 percent of the total lot area to be disturbed.
- Golf course. Las Sendas Golf Club is a desert-style par-72 course designed by Robert Trent Jones Jr.

Las Sendas Questions
How long do the panels stay off during a re-roof?
That depends on the roofer's schedule. We remove the panels shortly before roofing starts and reinstall once the new roof is complete, and we agree on dates with both you and the roofer.
Do I have to tell my utility about a removal and reinstall?
If the system goes back exactly as it was, it is usually not a modification. If anything changes, such as new panels or a different inverter, your utility may need updated paperwork. We tell you which applies.
Where will you store the panels?
We agree on a spot within your building envelope or garage, protected from wind and foot traffic, so nothing sits on undisturbed desert.
